The Hand-Made linea 7036 as a canvas for distinctive bay windows

A contrasting interplay between rough contours and clean lines

The transformation of the Delft Railway Zone includes the creation of a new residential district: Nieuw Delft. One of the neighbourhoods in Nieuw Delft – Coendersbuurt – is characterised by its small scale, family-friendly living environment and typical Delft streets of terraced houses. House CB005 was designed for a plot 5.1 metres wide and 10 metres deep – a typical plot size for new residential districts in the Netherlands. However, the client’s special requirements have produced a house with a layout which is far from standard.

Split-level house with unique spaces

The client wanted a real family home with lots of different rooms. The challenge lay in providing all these rooms on this plot while still creating a spacious house. For that reason, it was decided that the living spaces would be divided between several split-level floors arranged around a central staircase. The result: an exciting whole with interesting visually connected spaces, nooks and crannies. Each room is unique.

Sleek bay windows in a quirky façade

The large bay windows in the façade jump right out at you, sharply contrasting with the solid enclosed façade. The use of brickwork in the façade was a condition set by the council. A rough Hand-Made facing brick with unique dimensions was chosen: the thin profile and relatively large stretcher face of the grey-green linea 7036 gives it an elongated character. The nuanced colour and accents created by sintering make this facing brick the right choice for producing an abstract, homogeneous façade which provides the perfect canvas for the doors and windows. The facing bricks have a natural look that contrasts with the smooth, cleanly defined bays. The large windows create an open feel and a strong connection with the street. Inside the house, the bays are used as wooden window seats, becoming part of the living space.

Residentie Orion is located in an extremely desirable and also very visible spot at one of the main intersections on a main access road leading into the city of Dendermonde and within walking distance of the Grote Markt. In addition, the spacious south-facing garden looks out onto the Oude Dender river.
